For Buyers
Homes are closing, but the weekly total does not show the leverage available on a specific address. Compare pricing history, condition, days on market, competing listings, taxes, insurance, and financing before deciding how to offer.
San Antonio Market Intelligence
Weekly and monthly SABOR figures offer useful context. The property, price band, condition, and active competition still decide what the numbers mean for your move.

Practical Context
Homes are closing, but the weekly total does not show the leverage available on a specific address. Compare pricing history, condition, days on market, competing listings, taxes, insurance, and financing before deciding how to offer.
A market with active closings still rewards accurate positioning. The relevant competition is the set of homes a buyer will compare with yours, including builder inventory, recent reductions, presentation, and seller concessions.
Use the sale and purchase as one timeline. Equity, preparation, payment comfort, contract terms, and temporary housing can matter more than a single metro headline.
July 2026 Monthly SABOR Snapshot
July sales rose 5% year over year, with the average price up 3% and the median price up 2%. Active listings increased 3%, while new listings fell 4% and pending listings fell 13%.
These broad San Antonio figures do not describe every neighborhood, price band, property type, or property condition. Recent closed-listing counts are preliminary.

Market Questions
Use weekly figures as a recent pulse check, then compare the specific property, neighborhood, price band, condition, and active competition before making a decision.
The median is the midpoint where half of reported sales were higher and half were lower. It does not describe every neighborhood or property type.
Months of inventory estimates how long the available supply would take to sell at the current sales pace. A metro figure does not replace a neighborhood and price-band review.
